Letting Only
The Letting Only service provides professional tenant acquisition with a fixed fee of 600. We handle property marketing, viewings, tenant referencing, deposit registration, and tenancy agreement setup. This package includes essential compliance documents like EPCs, gas safety certificates, and DCLG guidance, ensuring legally sound tenancy creation without ongoing management obligations for landlords.
Property Inspections
Professional property inspections monitor condition and maintenance needs throughout tenancies. Our dedicated inspector visits properties to identify issues early, generate detailed reports, and coordinate necessary repairs. We provide services in South Somerset, Dorset, and nationwide through our online platform. Our physical office operates from Yeovil but we manage properties across England remotely.
Do you offer different management packages?
Yes, we offer three core packages: Letting Only (one-time tenant placement), Part Management (shared responsibilities), and Full Management (complete property oversight) with pricing from £600 or 8.5-12% of rental income.
How do you handle property maintenance?
Our work-order system tracks maintenance needs, coordinates qualified tradespeople at cost price, and keeps landlords informed throughout the process. We prioritise proactive issue resolution to prevent escalation.
Are your fees inclusive of VAT?
All quoted fees include VAT. Letting Only costs £600, Full Management is 12%, Part Management is 8.5%, online referencing is £20, and property advertising is £60 (all inclusive).
Do you support Armed Forces landlords?
As a Bronze Employer Recognition Scheme recipient, we offer discounted management services to military personnel. Our team understands deployment challenges and provides proactive communication and problem-solving for service members.

DO NOT USE THIS COMPANY Chris Chambers who part owns this company is not to be trusted. He harassed me into selling a property to him (which I was selling to someone else) then several weeks in, just because there was a blocked drain (which was cleared in 2 hours with no further work required) he reneged on his offer, having promised me he was reliable and committed. Very stressful. I have now missed the good market conditions. He is also completely unscrupulous having tried to get me to bypass the agent who conducted the viewing and sell to him direct! I refused. It also appears he makes up stories
