Step 1: Finding the Right Tenant

To get the ball rolling, one of our friendly helpful team will visit your property and take photos for marketing, and can also advise you of anything you may need to do to get the property ready for renting. The property will be listed on all the usual websites including Rightmove and Zoopla, as the vast majority of our leads in this digital age come from people sitting in their armchairs looking at properties online.
Step 2: Preparing For Your Move-In

Once you have agreed to a tenant, we will begin the referencing. This involves checking the tenant's eligibility under the "Right to Rent" laws, carrying out a credit search and where applicable obtaining a reference from the employer and Landlord. We will also check pensions, accountancy information or books, and any other income to verify affordability.

At PL Properties, we pride ourselves on being friendly and approachable; we aim to offer you an affordable costs with no hidden fees or unwelcome surprises. Our fee structure is clear and simple, we do not mark up contractor prices or charge contractors for the work given to them, as this cost is inevitably passed onto the Landlord in the long run.
Tenant Find Service

Some Landlords prefer to be more "hands-on" and look after the property themselves, but that doesn't mean they shouldn't have the security of a well referenced, carefully selected Tenant. Our Tenant Find Service works well because, unlike a lot of other companies who offer an inferior service for Tenant Find Landlords, we carry out the same referencing system as we do for Fully Managed.

There are a few things that you will need to bear in mind from a legal point of view, and also some things for you to consider just to help your new tenants into their new home. In our experience, a property that goes out in a good order is more likely to be returned in a good condition, and will also attract a similar quality of tenant.
