Available for exclusive use during your stay, our 20ft Royal Rapier boat includes lifejackets, fuel, and safety instruction. Ideal for exploring the Norfolk Broads waterways, this service offers breakdown cover and flexible hire periods across all seasons with pricing from 300-350 per week.
EV Charging
A 7kW charging point is available for guests at actual electricity cost. Users must bring their own charging cable and receive an access code prior to arrival. This eco-friendly service supports sustainable travel while exploring the Norfolk countryside.
Private Hot Tub
The five-person hot tub features adjustable jets and temperature controls. Located on the decked area with river views, it's maintained to high hygiene standards with regular chemical treatments and filter changes for guest comfort and safety.
Onsite Fishing
Guests can enjoy pike fishing directly from our quay between November and January. The service requires personal equipment and valid fishing licences, with optimal conditions during quieter water periods for enhanced catch success rates.

I had the most amazing time here as a group of 6 ladies for a special birthday celebration. The facilities in the house were amazing and there was nothing we needed that wasn't provided. High quality of fixtures and fittings throughout. The boats made our stay really. We had fantastic weather so travelled on them every day. We found nature reserves, pubs and cafs and the routes were just beautiful! The hot tub and BBQ area provided the perfect set up for the evenings and view of the sun set each night was amazing! Would highly recommend.

Really nice, well stocked cottage. The garden runs down to its own private jetty. You can hire a little boat from the owner for the length of your stay. It has a jacuzzi, a gas BBQ and a balcony from the bedroom. We had a heron come knocking on the back door for food. Unusually tame and friendly.

Fabulous house just everything you need at your fingertips a great deal of thought has been given to the layout to make your stay very relaxing & enjoyable in a peaceful location. Horning is a lovely village with shops, pubs & a large fish restaurant with Wroxham a very enjoyable walk away
