Neil has a degree in construction management and economics and a Masters Degree in business administration, specialising in service delivery and customer care. He started his career in 1983 as a building inspector for Sheffield city council and has had many roles including building surveyor, estimator, quantity surveyor, contracts manager and building maintenance manager.

Prior to 2006 he was managing director of a construction company. Ben is highly proficient in producing CAD drawings, and is able to quickly make changes to plans during client meetings. He has an excellent understanding of the planning system and deals with all the planning and building control applications.

Two storey extensions allow you to add more bedrooms and ground floor rooms. These need planning permission - we manage the application process once your are happy with your plans. We will work with you to create the perfect design for your home. After our first meeting you will know what can be achieved, how long it will take and how much it will cost.

The cost for plans includes everything you need to get planning approval if necessary and building control approval.

We probably submit more planning applications than any other company in Sheffield every year, as well as many for Rotherham, Chesterfield, Doncaster, Barnsley and Wakefield. You will need planning permission for any single storey extensions over 4m high so of course for any two storey extensions. Front extensions also need permission or any dormers on the front of the house.
Building Control Approval

Sometimes you don't need planning permission for certain projects, but you will almost always need building regulations drawings and building control department approval.

This process involves the inspector checking the plans to make sure the correct technical elements are specified such as beam sizes for taking out load bearing walls, timber joist sizes for roofs and floors and insulation levels needed and many more things to make sure your extension is built properly and safely.
Recommended Builders

Most builders charge about 1000 - 1,200 per square meter for a basic single storey extension; this will be finished, plastered with electrics, radiators and standard windows and doors. The price will be increased when you add things like bi-fold doors, Velux roof windows, under-floor heating or any complicated knock through requiring steel work.
