Our premium sea-view rooms offer uninterrupted coastal vistas from three spacious suites. Each room features contemporary furnishings, en-suite shower facilities, and modern amenities including free WiFi and flat-screen televisions. Guests benefit from natural daylight throughout the day with private balconies available in select suites.
Full English Breakfast
Locally sourced breakfasts prepared fresh to order in our light-filled dining room. Menu options include traditional full English dishes alongside continental choices, with special dietary requirements accommodated upon request. Served daily between 8am and 10am depending on weekday or weekend schedules.
Flexible Check-In
Check-in available between 4-7pm daily with prior arrangement for late arrivals. Luggage drop-off facilities offered subject to availability, allowing guests to explore Eastbourne before room access. Non-refundable deposit required at time of booking equivalent to first night's stay.
Parking Assistance
On-street parking permits available for 2 daily, avoiding higher meter charges through the Ringo App. Nearby loading bays enable luggage unloading before parking further afield. Free alternative parking options exist on roads off the seafront promenade.
Family Friendly Stay
Children aged three and under stay free using existing beds or travel cots (subject to room size restrictions). Older children charged at standard rates. We absolutely loved staying at the beach front guest house. The sea view room was absolutely stunning! Perfect location, right next to the beach. Amazing breakfast! Duncan was very accommodating and made us feel very welcome. I would highly recommend booking a stay here if youre visiting Eastbourne.

Very nice guest house. The host are so friendly and making our stay memorable. They had suggested different options where will be nice to have dinner. They are so helpful in many ways. They had given us cider and bottle of prosecco complimentary in exchange for breakfast as we had booked for breakfast cafe. The rooms was so amazing very spacious and clean. Executive room have the lovely view of Eastbourne Pier and seaview. Probably the missing part is the bath robe/dressing gown in the room. We would definitely be back sadly no available booking for New Year's Eve. We love to stay again

Wow what can I say! Very clean and welcoming.
Rooms are beautiful. Staff are friendly ( cannot give them enough credit) , attentive and deliver that personal experience. Breakfast was delicious and a lovely experience thanks to Karen and her bubbly nature.

We enjoyed our one night stay; it was clean and comfortable; Duncan was really welcoming and kind, accommodating our special breakfast request (and also when I locked myself out!) Would definitely stay there again and highly recommend Beach Front Guest House. Thank you :)

AMAZING!!
Stayed for two nights in the first floor room with sea views . Room was spotless with everything we could need to hand. Even Netflix for our granddaughter. Duncan and the team are so welcoming and breakfast was delicious. Highly recommend the Beach Guest House. Thank you for a wonderful stay
