Services
PAT Testing
Portable Appliance Testing ensures electrical equipment safety through visual inspection and technical testing. Our engineers comply with Health & Safety at Work Act regulations, applying pass/fail labels and issuing detailed certificates. We test all appliance types including white goods, brown goods, and fixed installations.
Legionella Assessment
Legionella risk assessments evaluate water systems for bacteria contamination risks. Our surveys cover plumbing, temperature controls, and storage tanks. Reports include risk mitigation strategies and meet Scottish Government compliance requirements for rental properties.
Lead Testing
Laboratory analysis of water samples detects lead content levels. We collect samples using approved bottles and ensure testing complies with UKAS standards. Results below 10g/L meet regulatory requirements, with remediation advice for non-compliant cases.
EICR Reports
Electrical Installation Condition Reports assess fixed wiring safety and compliance. Our engineers identify electrical hazards, test circuit integrity, and provide detailed reports for property compliance. Recommended for periodic rental property assessments.
Gas Certificates
Annual gas safety checks ensure compliance with Gas Safety (Installation and Use) Regulations. Our inspections cover installations, flues, and appliances. Certificates confirm proper operation and safety for landlords' rental properties.

Ross sorted all of my certificates, PAT tests, alarm installs and risk assessments for my rental flat and it couldn't have been more straightforward. He took all of the hassle out of it - all I had to do was agree a time to let him in to the flat. He was brilliant at communicating throughout and turned up on time, arranging his subcontractors to get the various jobs done all at the same time. Can't recommend Ross highly enough - professional, reliable, totally delivered - turning what could have been an admin or trades hassle in to a total breeze. Has restored my faith in getting house stuff organised
