Fixed Appliance Testing FAT
Report
Although fixed appliance testing should always be a part of a testing procedure it is often overlooked. Fixed appliances such as cookers, night storage heaters and hand driers therefore are rarely tested. The fixed wiring in the property will be tested, including the fused spurs, but not the appliances they feed, during the EICR inspection and the appliances with 13a plugs tested during a portable appliance test.

Often during PAT testing in an office environment there will be a server room. The client will regularly decide not to have this room fully PAT tested as they feel they cannot shut the server down for many reasons. It may be that their IT support is not actually on site or that they feel they cannot afford the downtime that may ensue with a full shutdown.
Microwave Testing: Household & Commercial

A microwave should provide an efficient and safe method of cooking food either at home or in a commercial kitchen. Sometimes over a period of time a microwave, due to lack of cleanliness or maintenance, can become less efficient or even dangerous. Measurement of safe radiation levels are checked with a correctly calibrated meter and a temperature test is done to ensure that the microwave is working to its correct power rating.

Landlords PAT Testing requirements by the Electrical Equipment (Safety) Regulations 1994 states that all mains electrical equipment (cookers, washing machines, kettles, microwaves etc), whether new or otherwise, supplied with the accommodation must be safe to use.As a Landlord, you need to regularly maintain the electrical equipment you supply to ensure it's safety.
