The letting process

That's why we have introduced our full management plus which includes rent protection giving you peace of mind that you are covered should it happen to you.
The legalities of letting your property

Having an EPC (Energy Performance Certificate) carried out - these are valid for 10 years. If this is not provided to the tenant at the start of the tenancy it may affect your ability to serve notice to the tenant. A Gas Safety Certificate must be obtained if there is a gas supply - at the property these should be carried out by an approved Gas Safe Engineer every year.
The importance of a good inventory

The importance of a detailed inventory must not be under-estimated, by compiling a comprehensive and clear inventory and schedule of condition at the start of every tenancy you minimise the risk of disputes with tenants over the return of deposits at the end of the tenancy. It is best practice for a detailed inventory to be carried out at the start of the tenancy.
