Bed and Breakfast

Our Bed and Breakfast offers individually decorated en-suite rooms in a historic thatched cottage. Guests enjoy full central heating, Freeview TVs, tea/coffee facilities, and access to communal lounges with log fires. Breakfast is served in a cosy garden-facing room or the converted hay barn 'The Barn'.

Accessible Rooms

We provide six ground-floor rooms with accessibility features, including a walk-in wet room in Room 8. Door widths, shower thresholds, and furniture arrangements meet specific accessibility needs while maintaining the property's historic character. Staff assistance is available for luggage and orientation.

Dog Friendly Rooms

Three dedicated dog-friendly rooms (6, 7 & 8) allow guests to bring well-behaved pets. Separate external access, hose facilities, and strict cleaning protocols ensure comfort for all guests. Dogs must remain on leads and are prohibited from the main building and communal gardens.

Self Catering

Room 7 offers self-catering accommodation with a kitchenette, lounge/dining area, and sofa bed. Ideal for families or extended stays, this option combines privacy with access to breakfast facilities and garden amenities while maintaining independent access.

Luxury Rooms

Our luxury rooms (9 & 10) feature king-size four-poster beds, private patios, and upgraded amenities. Located in a secluded wing, these rooms offer enhanced privacy, premium bedding, and exclusive access to private garden areas while retaining the property's historic charm.

Do you offer airport transfer services?

We don't provide transfers, but Exeter Airport parking discounts available through UKACP. Local taxi services operate from Honiton and Exeter stations.

Can I bring multiple pets?

Up to two dogs allowed in designated rooms. Additional pets require prior agreement. Guests must adhere to strict policies regarding behaviour, cleaning, and property access.

Are there kitchen facilities available?

Basic tea/coffee facilities in all rooms. Self-catering option available in Room 7 with kitchenette. No cooking facilities permitted in other rooms.

What are your cancellation policies?

60-day cancellation period. Refunds issued if rooms can be re-let, minus booking fees. Travel insurance recommended for cancellation protection.

Do you have event hosting facilities?

We accommodate wedding guests with specific policies. No external events hosted on premises. Special arrangements available for morning preparations with prior notice.

Is internet access available?

Wi-Fi details provided upon check-in. Connection suitable for basic browsing and communication. Streaming or high-bandwidth activities may be restricted.

This was our second visit to The Barn and Pinn and once more we had an excellent holiday. Kim and Peter are superb hosts who go out of their way to help you. The breakfasts are delicious and keep you going all day. Our room was spotless with tea, coffee and biscuits replenished daily. We recommend this place and cannot wait to return next year.

We have just come home after a very comfortable stay at the perfect Barn and Pinn. Kim and Peter are friendly helpful hosts. The cooked English breakfast each morning was delicious and served quickly. We are a family of 4 including a teenage daughter and we stayed in 2 rooms. Kim kindly made it very easy for me to help out my parents by giving me a key to the section of the house where my parents stayed. Such attention to detail makes all the difference. I'm not articulate enough to do justice to the Barn and Pinn cottage. It is idyllic, beautiful, quaint and incredibly well presented. It is easy to see the care and dedication Kim and Peter put into it's refurbishment and it's continued upkeep. The cottage is immacate and feels home from home, we couldn't have wished for better hosts. From the moment we arrived to the moment we left nothing was too much trouble for the thoughtful, hard working, Kim and Peter, they are without doubt the best hosts we have ever encountered! Peaceful location which was just what we needed. Absolutely lovely self catering cottage, modern, clean and homely. Clean towels and toiletries were a treat. The accommodation setting is lovely, The Bowd thatched pub short walk away, I have no hesitation in recommending Kim and Pete's lovely holiday accommodation. 10 out 10!
