Luxury self-catering barns
Our six luxury barns and manor house sleep 4-52 guests across North Norfolk's countryside. Each property features designer interiors, modern amenities, and exclusive estate access. Guests enjoy fully equipped kitchens, spa facilities, and curated local experiences.
Wedding venue hire
Barsham Barns accommodates wedding parties up to 66 guests across our properties. The estate offers historic barns, manicured grounds, and flexible event spaces. We provide venue-only hire with recommended local suppliers for catering and styling.
Estate activities
Explore 2,500 acres of private countryside with walking trails, cycling routes, and nature walks. Guests can visit our working farm, sample craft beers at our brewery, or enjoy picnics in wildflower meadows. Equipment hire available on request.
Dog-friendly stays
We welcome two well-behaved dogs per property with no additional charges. The estate provides pet-friendly walking routes, cleaning supplies, and designated outdoor areas. Please inform us of pet requirements when booking.
Spa access
Each booking includes two daily spa sessions per property. Our treatment room offers massage therapies and beauty treatments using local products. Guests must book times via onsite whiteboard between 9am-9pm.

All properties include luxury bedding, kitchen appliances, wood-burning stoves (except The Loose Box), WiFi, and welcome provisions. Weekly stays receive mid-stay cleaning and linen changes.
What are the check-in/check-out times?
Check-in is available from 4pm on arrival day, with check-out required by 10am on departure day. Luggage storage may be available upon request.

Stayed in Long Barn with a group of girlfriends to celebrate a birthday, beautiful barn and location, enjoyed it so much I booked another stay a few weeks later in the The Loose Box which was perfect for 2 couples to share. Great location to visit the North Norfolk coast

We recently stayed in Greys Cottage (6 adults, 4 young children). They cottage itself was amazing, very clean, well equipped, spacious etc with a huge secure garden to the rear. The use of the spa and games room it also a really nice bonus. There was also a BBQ, oven, hob, microwave etc so really easy to be self sufficient. The owners also put us in touch with a local person who delivers home cooked meals that just need finishing in the oven and the food was fantastic. Cannot recommend this place enough.

Nice barn for big groups but not really fit for the 21st century. Internet is atrocious and there is virtually no mobile signal so if you need to make and important work or personal calls its impossible. We ended up having to drive to the local costa coffee! Also even though there are perfectly usable and safe external power sockets, electric car charging is prohibited for some reason. Finally two of the bedrooms in our accommodation are located directly next to the kitchen and dining area meaning whoever sleeps there needs to be happy with their rooms smelling of the kitchen and always being

Brilliant weekend, lovely place to stay for a hen weekend, very well laid out/equipped and very comfy, only suggestion is just need a few more shower rooms upstairs. Would definitely recommend it it and stay here again.

Had the pleasure of providing a Cocktail Bar for a Corporate Away Day at Barsham Barns recently. From a supplier point of View, this venue is amazing. It is in the middle of nowhere, but the peace and tranquil of just being away from civilization is the big draw. The House/Barn i was at had an amazing Garden & Patio area and the inside was pretty spectacular too. Definitely one of the better Venues I've had the pleasure of working at recently. Can't wait to visit again.

Luxurious cottage farm. Modern, cozy, nice views, nature. Very well insulated with all the necessary commodities, simply marvellous. The spa was great as well. Totally recommended.
