Commercial Property

Our commercial property department is based in Birmingham, where each of our specialist commercial property solicitors has extensive experience in buying commercial property. The first step is often an initial meeting but can be a telephone conversation with one of our commercial property solicitors to discuss your purchase and any specific requirements.
Commercial Property Auctions

Upon a successful bid, we will deal with the completion of your purchase within the agreed timeframes, which would usually be within 28 days of the date of the auction. Where applicable, we will then prepare and submit the stamp duty land tax return to HMRC before registering the property in your name at the Land Registry.
Commercial Property Funding

In the first instance, you should approach your chosen bank to agree the principles of the funding. Once you have an approved lending agreement, we can give you a realistic estimate of how long it will take for funds to be made available to you. Generally this will take around 3 months, throughout which we will ensure that you are kept up to date at every stage of the process.
Alterations in Leases

Most commercial leases will require that a Tenant obtains consent from the Landlord before making any alterations to the property. It is a process also known as an application for a 'Licence for Alterations'. The purpose of the licence is to record all works that alter the property and to protect the landlord's interests and those of other Tenants.
