Our seven en-suite rooms combine Victorian charm with modern comforts. Standard rooms feature Sealy beds and essential amenities, while premium options include larger spaces, upgraded bedding, and additional facilities like dressing gowns. All rooms maintain a 40-60 word count for descriptions, ensuring high cleanliness standards and thoughtful touches. Guests appreciate the quiet residential location just minutes from Keswick's town centre.
Evening Meals
We offer a selection of hearty evening meals including cottage pie, fish pie, lasagne, and handmade pizzas. Meals must be pre-ordered by 9am and are served between 5-7pm in our dining room or guest lounge. Our menu caters to various tastes while maintaining the same quality standards as our breakfast service.
Electric Vehicle Charging
Dedicated electric vehicle charging point available at competitive rates. Located in our front car park with stone chippings surface. Charging costs 0.40 per Kwh with spaces allocated on a first-come basis. Complements our commitment to sustainable tourism in the Lake District.
Packed Lunches
Customizable packed lunches available for fell explorers. Includes sandwich options, crisps, fruit, cake, and water. 50p donation from each purchase supports Lake District conservation efforts. Must be ordered by 6pm the previous day or during booking.
Deluxe Cheeseboard
Premium selection of four Cumbrian cheeses with accompaniments. Includes air-dried ham, biscuits, olives, and fruit cake. Available with tea/coffee or upgraded to wine/prosecco. Must be ordered with 48 hours' notice and served between 3-7pm.

This is my second visit to this guest house. The house is in a great location 5 mins walk from Keswick centre, off road parking, super clean and comfortable accommodation with all the facilities you need. Excellent breakfast with quality ingredients. Lovely friendly hosts who went out of their way to ensure there was plenty of gluten free food choices available (including delicious homemade cake in the lounge)!! We will definately return for another visit.

Lovely family run B&B. Room was very well decorated with a mini fridge along with everything you could need and a recreation room. Parking is available if you need it. And they deliver a wide range of hearty breakfast for your travels.

Lovely guesthouse with parking very close to the lake and the town. Spotlessly clean.
Nicky and Paul are the perfect hosts.
Nicky even baked some fantastic cakes and put in the lounge for guest. Perfect room with fridge, perfect breakfast with great choice and homemade bread, perfect location. Highly recommend.

Perfect location, few minutes walk to the centre. Hospitality fabulous, amazing breakfasts with so much choice and beautifully cooked. Rooms are spotless, a fab Guest room....thank you Paul & Nicky for such a wonderful stay......we would definitely recommend! Sandra/John, Sheffield.

Really helpful and friendly owners. Lovely comfy lounge with fresh coffee and tea on the go all the time. Clean and well appointed bedroom with everything you could need, including a little fridge. Cracking breakfast. Guest parking on and just a short walk from the town centre. In summary, a great place to stay.
