What is an Electrical Certificate
Report
All electrical installations deteriorate with time and should be inspected and tested every 3 to 5 years for continued service. Such safety checks are commonly known as 'electrical certificates' or 'domestic electrical installation condition report'. There are three sets of guidance with separate versions released for landlords, tenants, and local authorities in England.
EICR Check List
Report
The engineer must have full access to the board; any obstructions must be removed prior to the test. Board location must be provided to the office prior to the test to ascertain whether the engineer needs ladders. Any damaged fixed fittings must be identified prior to the test; broken light switches, cracked sockets etc.
Electrical Regulations
Report
The aim of this Guide is to provide practical guidance for competent persons on the use of the classification codes, produced by the Electrical Safety Council. Useful guide produced by the the Electrical Safety Council to ensure every type of Landlord meets electrical regulation and the declaration of the tenancy Act.
Electrical Visual Inspection
Report
We only recommend the Electrical Visual Inspection service to Landlords who have a property built before 2005 and not had an EICR carried out since 2005. This is because, more than likely your EICR will be unsatisfactory and electrical installation will be inline of the new 18th Edition regulations.
