Quick to take your money but then it grinds down to a halt. Took over 3 months for a simple staircasing mortgage to be completed. The Chadwick Lawrence app they ask you to download allows you to share all of your required information in a simple and convenient manner but it stopped updating after that for me, and I had to chase them by email for updates. There were continuous delays with no updates and gaps of 4 weeks due to miscommunications with the seller. The delay ended up costing me a substantial sum of money due to having to pay continued rent and missing the stamp duty holiday.

I am only in the early stages of completing a house purchase with SAM Conveyancing but so far I have been thoroughly impressed with how smooth it has gone (on my side at least). We booked a survey through SAM conveyancing which was contracted to a 3rd party surveyor of their choosing. The surveyor didnt complete parts of the contract such as calling us on the day of the survey to discuss key points, we had to email to find out if the survey had in fact taken place. The report was promised in 5 working days, we didnt receive ours for almost 14 due to covid complications, but again there was no proactive contact from either the conveyancer or SAM, we had to chase every step of the way. Once the report was received it was an editable word document rather than a professional
