Report
Choosing the right survey for the type and age of the property and your particular needs is as important as commissioning a survey. We have included brief descriptions of the various types of survey available (and the other types of residential work we do), but would encourage you to contact us to discuss your specific requirements.
RICS Homebuyer Report
Report
The Homebuyer Report, our most popular service, is an economy product designed to bring to your attention the matters which the Surveyor considers to be most important. By applying condition ratings to the various elements of the building reported on, the Surveyor will inform you whether the defects are serious or urgent.
Building Survey
Report
This is the most thorough type of inspection and report and is particularly suited to older property and those that are in need of repair. The detailed inspection and illustrated report will provide comprehensive guidance on shortcomings and disrepair including on-going maintenance issues. If requested it will also include our opinion on market value and re-instatement cost for insurance purposes.
Valuation
Report
Valuations are required for a range of matters. We act for several Building Societies and Banks in connection with mortgage valuations for secured lending. It is important for purchasers to be aware that a mortgage valuation does not include a survey and is only intended to ensure that the property represents adequate security for the loan.
Snagging List Inspection
Report
For brand new or recently refurbished properties we offer a detailed inspection, designed to provide you with a list of items which have either been overlooked, inadequately completed or are in some other way defective. An agreement can then be reached with the builder or developer to remedy these items prior to your occupation.
