Michelle O'Shea has been employed in the conveyancing field since 1983 and qualified as a Legal Executive in 1992 and as a Licensed Conveyancer in 1994. During most of her employed career she was employed by two different house building companies in their legal departments and is therefore very experienced in new housing conveyancing.

Licensed Conveyancers are required by statute to effect Professional Indemnity Insurance which protects the customer against loss in the event of the Licensed Conveyancer being negligent when carrying out their conveyancing.
In addition, they have to contribute to a Compensation Fund, which is administered by the Council for Licensed Conveyancers, which again is there to protect the customer against loss in the event that the Licensed Conveyancer fails to act properly or is dishonest or fraudulent.

We pride ourselves on the fact that the majority of our clients are either existing clients who come back to us time and time again or clients recommended to us by those existing clients based on the level of service we have provided to them. We do however have some clients who are recommended to us by another organization, for example, a mortgage lender, mortgage advisor or an estate agent.

We can act on your behalf in relation to any purchase of a residential property in England and Wales, whether it is a house, flat or piece of land. Exchange of Contracts - this commits the Buyer to buy and the Seller to sell the Property at the agreed price. On exchange of Contracts the Buyer is required to pay a deposit which usually amounts to 5% or 10% of the purchase price.
Selling

We can act on your behalf in relation to any sale of a residential property in England and Wales, whether it is a house, flat or piece of land. 1. Exchange of Contracts - this commits the Seller to sell and the Buyer to buy the Property at the agreed price. 2. Legal completion - this is when the balance purchase monies are received and the Seller moves out of the property.
